A historical title search, also called a title history search, reconstructs the full legal history of a property by tracing every transaction recorded on its land title.
Unlike a current title search, which only shows the present state of ownership and encumbrances, a historical search reveals the entire chain of ownership, past mortgages, historical covenants, easements, caveats, and other dealings.
For older properties, historical searches can uncover paper title documents where transactions were physically stamped onto the certificate of title, providing an unbroken record of the property’s legal life.
